An Ideal 1st Heavenly Property

Greetings! We seemed to have found the ideal home of our decades-old dream in the city of Baguio which for so many years have been very elusive.

During the 14th BOD Meeting of UFPDI on July 18, the Board Members present, namely Aurelio "Leo" Dela Pena, Leopoldo Lagpao, Ariel Gascon, Donald Guevarra, Allen Glenn Gascon and Luzviminda "Spring" Valdez, made a site inspection of this prospect property.

On July 24th, FFWPU Exec. Dir. Dulce Buyayo and Carmela Penchon, now a full time Church staff, were invited to take a firsthand evaluation of the prospect site, which Director Buyayo (also a UFPDI Board Member) declined to do due to a prior commitment.

Specifications:

Two-story new building of sturdy engineering and modern design, originally intended for a tourist transient accommodation business and function venue with spacious parking area situated within a medium to upper-class quiet and peaceful neighborhood very near downtown.

1st floor is a big hall of about 200 seating capacity; has lobby leading to 2nd floor which is convertible to office; has separate lounge/receiving area, 2 rest rooms and a compartment with sink as kitchen area.

2nd floor has 3 medium-sized rooms, each capable of holding small to medium-sized seminars of 20 people seating capacity, each with different flooring, wall and restroom designs; a lobby ideal for some leisurely chat or a medium-sized or two small-sized group discussion, and a corridor that allows a good view of the whole front area and beyond the gate and walls of the property.

Accessibility

Campo Sioco, accessible via road to Marcos Highway, QM Subdivision, or Legarda, walking distance from Europa Condominium, 5~10 min drive from downtown by private vehicle, 15-min walk from Baguio General Hospital, a stone's throw away from Campo Sioco jeepney turning point.

8.5 M base price which was originally tagged 9.9M

Present Condition of the prospect property

The property guest book records many interested prospect buyers. However, on Friday 24th of July, a British couple visited the place earlier and made a 10-day reservation with the owner. If within 10 days, this British couple wouldn't close the negotiation, then the chance for us to enter into the negotiating table will be opened.

Terms of payment: 50% down payment, remaining amount is payable within 1 year

The BIG crucial questions

Do we want to collectively buy the property? All those who have been to the place unanimously agree that this is the perfect structure and location for our public purposes. It is a very respectable place which can give our Church and organization the dignity we need in terms of external features. Closely examine the pictures and you'll understand why this general sentiment.

Can we do it? Nothing is impossible with God, if we join hearts and hands to accomplish this goal. We just have to set aside our prejudices, make the necessary sacrifices, work together objectively, trusting one another and keeping in mind the common higher purpose than any other considerations.

Calling the attention of Baguio Group Leaders and Members of Japan and the USA. Interested individuals in other places are also welcome.
